Checklist of Docuements Usually Required

 

US Patriot Act Requirement - ID 

  • Copy of Driver's License, Social Security Card, Residential Card

 

Income

  • W-2's and/or 1099's for 2020 & 2021
  • Personal Tax returns all schedules, K1’s – 2020, 2021
  • Pay Stubs - Two most recent for each applicant (one month's worth)

 

Retirment Income (If Applicable)

  • Social Security Income: award letter, 1099’s – 2021 / 2020 / 2019, 3 months bank statement showing direct deposit
  • Pension / Retirement income: letter for 3 years continuous, paystub showing amount received, 3 months bank statements to show income is direct deposit

 

Self Employed – (If Applicable)

  • Business Tax returns all schedules, K1’s – 2020 / 2021
  • Business Bank Statement 3 months
  • Personal Bank Statements 3 months
  • P&L 2022 year to date (does not need to be audit)

 

Assets

  • Bank statements: Two most recent months, all pages (checking, savings, stocks) even if blank Any (1k over) large deposit must be sourced except for income
  • Reserves: IRA’s, 401K, Money Market, etc. statements, quarterly or two months (to show reserves)

Real Estate Property (If You Own)

  • Mortgage Statement:  Current statement’s for all Leins & Properties
  • If Rental: Lease agreements on all rental property.
  • Homeowner Association Dues (HOA) monthly or quarterly Bill for ALL Properties, if applicable
  • Homeowner's Insurance Policy: a copy of the Declaration page

 

Veteran

  • VA Certificate of Eligibility (COE)
  • DD14
  • Copy of current NOTE if refinancing

 

Purchase – Pre- Approval Once You Have A Contract

  • Copy of the Purchase contract
  • Down Payment (EMD): Copy of cancelled check, front and back, and show it came out of your bank account.
